117 Clarence Street needed a targeted upgrade across four specific levels: basement, ground, Level 1 and Level 11, while the rest of the building continued operating around it. Tenants were in occupation throughout, which meant the programme had to be built around the building as much as the other way around.

The works were distinct at each level. A new end-of-trip facility was constructed in the basement. The ground floor received a refurbished lift lobby and new amenities. On Levels 1 and 11, Sense delivered lift lobby upgrades, new amenities and speculative fitouts designed to attract incoming tenants.

Running works across four separate levels simultaneously in an occupied building is as much a sequencing and communication challenge as a construction one. High-impact and noisy activities were planned around business hours. Demolition zones were hoarded and sealed before any disruptive work started. Lifts stayed operational at every stage, with access coordinated carefully with the building management team.

Tenant impact was built into the programme from the outset rather than managed reactively, with Investa’s building management team kept closely informed as each phase progressed.

The result was a building that improved across four levels while minimising disruption for occupants. Works were completed to the architectural standard Investa required, and the building was better for it.
