40 Miller Street is a commercial building in North Sydney, and Mirvac engaged Sense to refurbish the entire ground floor, covering the lobby and adjacent café. The existing lobby was fully demolished and retiled while the building remained in operation, with works sequenced to keep access open for tenants and visitors throughout.

The lobby was redesigned around a cohesive material palette, with feature timber running through the joinery and ceiling, glass artwork and stone finishes. The timber references Sydney’s growth and the stone and glass elements draw on the city’s history and origins, a design narrative developed in collaboration with the architect that gives the lobby a sense of place rather than a generic commercial finish.

The café sits adjacent to the lobby entry and was refurbished as part of the same scope, with the layout and services designed to accommodate an incoming hospitality tenant. The space was handed over in a condition ready for the operator to complete their own fitout, with base services already in place.

The result is a ground floor that reads as a single, unified space from the street entry through to the café, improving the building’s presentation for both existing occupants and prospective tenants.
