Sense projects were engaged by EVC on behalf of Investa to project manage the make good and tower upgrade of levels 2, 6, 11-15 and 18 at 99 Walker Street, North Sydney. The works included whole floor refurbishments and Fitout works to part of Level 6. The scope and design were split into works to tenancy space, bathrooms, lobbies, DDA bathroom, and fitout. Sense Projects worked closely with both tenants, building manager, architect & project manager to achieve high quality design and environmentally friendly outcome to the tower refurbishment. The end result is that we delivered a contemporary feel/refresh to the building aesthetics, a more attractive and engaging building that is eminently more leasable and has enhanced market value.
The works involved the internal strip out and refurbishment of 8 levels back to base building standard with the full strip out of all partitions and joinery, back to base building configuration of all existing services – electrical, hydraulic and mechanical. Make good of the ceiling grid system, painting of all base building walls & doors, amenities area refurbishment, DDA bathrooms, and new plumbing fixtures and fittings. A detailed master program was followed which included hold points, durations and start and finish dates. A short range program was also included to itemize specific activities/trades to ensure the project would come in on time and budget. Our vast experience in commercial refurbishment has enabled the 99 Walker Street project team to successfully manage the project in this tenant occupied environment minimizing disruption to the building tenants. We have proven our ability to work in sensitive and complex areas using safe, methodical and logical work practices.
